How to Get Started

Whether you’re buying, selling, or building, we’ll start with an in-depth consultation; ideally we’d do this in-person. It’s a relaxed conversation over coffee or cocktails (usually about an hour or two depending on how chatty we’re feeling) where we’ll talk about your goals, what you’ve researched so far, and any burning questions you have about the process.

My job is to give you the tools and context to make smart, informed decisions, while keeping the experience grounded and actually helpful, and that starts from our first meeting.

Our Consultation Will Cover:

  • How financing and timelines work

  • The difference between your must-haves and your maybes

  • Trusted referrals -if you want them- for local professionals that my past clients have had great experiences with (and just so you know, I have a strict two-strike policy when it comes to vendors I refer).

Buying a house is a big deal. It’s also a process with a lot of moving parts, unfamiliar terminology, and opportunities to make expensive mistakes. My job is to help you understand what’s happening, what your options are, and what’s actually worth worrying about (and what really isn’t).

Whether this is your first home or your fifth, we’ll start with an in-depth consultation to talk through what you’re looking for, where you want to be, your budget, and any questions or concerns you already have. From there, I’ll help you navigate the market, evaluate properties, and make informed decisions as we go.

What’s the Home-Buying Process?

Once we know what you’re looking for, we’ll start looking at homes that make sense for you - not just whatever happens to be available.

Along the way, I’ll help you:

  • Understand the buying process from your first showing through closing day

  • Figure out which features are must-haves and which ones are nice-to-haves

  • Evaluate homes and neighborhoods so you can make informed decisions

  • Navigate inspections, negotiations, and all the other fun little details that come with buying a house

When you find the right house, I’ll help you put together a strong offer and negotiate the terms on your behalf. And once you’re under contract, I’ll be there to help keep everything moving toward closing and make sure you know what’s happening at each step.

Selling your home is a big decision, and there’s a lot of advice out there about what you should do before you put a sign in the yard. Some of it is useful. Some of it is… less so.

We’ll start with an in-depth Listing Consultation where I’ll come see your home in person, talk through your goals and timeline, and get a sense of any updates or improvements you’ve made. From there, I’ll look at recent sales in your neighborhood and the current market so we can determine a realistic listing price range.

My job is to help you understand what will actually make a difference - whether that means making a few strategic improvements, doing some staging, or deciding that the perfectly good kitchen you already have doesn’t need to be remodeled six weeks before you move.

What’s the Listing Process?

Before we put your home on the market, we’ll talk through:

  • Improvements that are worth making before you list (and the ones you can probably skip)

  • Cleaning, staging, and small changes that can help your home show well

  • Pricing strategy and what the current market is telling us

  • Your ideal timeline and what you can expect at each step

  • How we’ll market your home and get it in front of the right buyers

Once we’re ready to go live, I’ll put together a marketing plan tailored specifically to your home rather than dropping it into a one-size-fits-all checklist. That includes professional presentation, online marketing, networking, and the other pieces that help your listing get the attention it deserves.

And once the offers start coming in, I’ll help you evaluate more than just the number at the top of the page. Price matters, obviously, but so do contingencies, timelines, financing, and the likelihood that the deal actually makes it to the closing table.

The goal is simple: get you the best possible outcome without making the process more complicated than it needs to be.

Building a home is a little different from buying one. You get to make a lot more of the decisions, which is exciting right up until you realize just how many decisions there actually are.

That’s where I come in.

I can help you navigate the process - from finding the right piece of land and choosing a builder, through design decisions, construction, inspections, and eventually getting the keys. My job is to help you understand your options, ask the questions you might not think to ask, and make sure you have someone in your corner whose job is to look out for your interests.

Why Talk to Me Before You Talk to a Builder?

Builders know how to build houses. That’s their job, and good builders are very good at it.

Their job is also to sell you a house. Mine is to represent you.

That distinction matters, particularly when you’re comparing builders, reviewing contracts, or deciding whether that $18,000 upgrade package is actually going to make your house better in a meaningful way.

I can help you:

  • Compare builders, developments, pricing, and available options

  • Understand builder contracts and the commitments you’re making

  • Separate upgrades that add meaningful value from the ones that are mostly expensive

  • Evaluate lots and locations before you fall in love with a floor plan

  • Ask the uncomfortable questions when something doesn’t quite make sense

Ideally, we’ll have that conversation before you’ve committed to a builder or development. It gives us more options and, frankly, gives you someone on your side from the beginning rather than trying to bring someone in after the decisions have already been made.

We’ll start with a consultation to talk about what you’re hoping to build, your budget, your timeline, and what you’ve already researched. From there, we can start looking at land, builders, and developments that actually fit what you’re trying to accomplish.

Once you’ve found the right path, I’ll help you navigate the process as construction gets underway, including:

  • Choosing layouts, finishes, and other design options

  • Reviewing pricing and upgrade decisions

  • Keeping an eye on timelines and major milestones

  • Coordinating with inspectors and other local professionals when needed

  • Helping you understand what’s happening (and what you should be asking about) along the way

Building a home will never be completely stress-free. There are too many decisions, too many moving parts, and at least one thing will inevitably not go according to plan. The goal is to make sure you’re prepared when it does.
